Northshore is a new build contemporary art deco-style family home located on the shore of Langstone Harbour, on Hayling Island.  

The main house, set over three floors, complete with guest annex and beach side pavilion, benefits from large open space rooms with expansive areas of glazing offering fantastic views across the garden and the harbour beyond. The art deco design affords the property large flat roof areas which are a mix of green roofs and external terrace areas.

We were approached by the clients to provide Construction Management Services for the remodelling and refurbishment of the existing Art Deco House. Having considered the clients requirements, we felt the design was compromised & fell well short of the client’s original brief & expectations. We advised them to reconsider and explained the possible advantages of replicating and rebuilding Northshore.

We were then asked to carry out a feasibility study for both the remodelled and the proposed new build. It concluded the new build scheme would be similar in cost per square metre with less variables and compromises whilst benefitting from the advantages of a new build and would be considerably more energy efficient.

A fundamental aspect of the client’s brief has been to create a high quality, contemporary home for the family, a design which is robust and future-proofed, exceeding current standards for thermal performance, energy consumption and sustainability.
